Fulton Realty Capital is seeking to hire an Analyst to support its Acquisitions and Asset Management team. The individual in this position will work on all aspects of client communication, underwriting, and closing new acquisitions, and will then support asset management post-closing. This position will provide broad exposure to complex, sophisticated real estate transactions and present an exceptional foundation for professional growth in many areas of real estate investment.
Professionals at Fulton work on a small deal team in a fast-paced environment. The candidate will have regular interaction with senior members of the firm, its operating partners, and on-site property managers. Analysts have significant responsibility from the outset of their careers at Fulton.
The Analyst will help evaluate new opportunities to determine their suitability for Fulton’s strategy. Duties will include property cash flow analysis (e.g., IRR, present value analysis, and other related real estate financial analyses), third-party report reviews, market analysis, and competitive positioning. The Analyst will prepare cash flow and pricing models to evaluate existing and prospective real estate acquisitions and participate in due diligence for prospective investments. In addition, the Analyst will participate in the preparation and presentation of Acquisition Committee and client presentations.
Job Responsibilities:
- Using Excel, design financial models for discounted cash flow analysis and market approach for valuation.
- Prepare analyses and present the results of the analysis in a clear and concise manner.
- Underwrite prospective acquisitions across asset classes with various business plans (core, value-add, etc.).
- Analyze the assumptions being made in the financial projections and research the reasonableness of these assumptions.
- Ensure that all operational information is appropriately captured in the financial model.
- Work closely with the team members to close transactions.
- Assist in the preparation of internal and external presentations on prospective acquisitions and provide follow-up information on questions raised by company principal(s)/management and/or clients.
- Work within a team to deliver maximum value to clients.
- Manage the quality and timeliness of information received from operating partners and/or 3rd party providers.
- Review and analyze historical and projected operational data gathered from operating partners and/or 3rd party providers. Additional projects as reasonably assigned.
- Assist in client onboarding.
- Maintain, track, and update client databases and transaction pipelines.
Desired Qualities:
- Undergraduate degree in Real Estate, Finance, Accounting, or Economics with a strong GPA.
- Recent graduate with internship or professional experience in commercial real estate, accounting, or finance, preferably with exposure to or understanding of multifamily, industrial, and/or self-storage sectors.
- Understanding of the commercial real estate acquisition process, including analysis, due diligence, acquisition, asset management, and disposition.
- Ability to create complex real estate and partnership financial models, including discounted cash flows, preferred return scenarios, equity waterfalls, pivot tables, sensitivity analyses, etc.
- Ability to work in a fast-paced and entrepreneurial environment under pressure and on multiple projects simultaneously, prioritize deadlines, and effectively manage workload.
- Self-motivated, detail-oriented, and a quick study with strong organizational, analytical, and problem-solving skills.
- Strong verbal and written communication skills.
- Proficiency in MS Excel, Outlook, PowerPoint, and Word.
